Home Plan Modification Information

We understand that it is difficult to find blueprints for a home that will meet all of your needs. That is why Dream Home Source is glad to offer plan modification services. We will work with you to design the home modifications you'd like to see and to adjust your blueprint plans accordingly.

Typical home plan modifications may include:

  • Changing foundation type.
  • Adding square footage to plan.
  • Changing entry into garage.
  • Changing to a three-car garage or making a garage larger.
  • Redesign baths, kitchens, and bedrooms.
  • Changing exterior.
  • Creating right reading reverse plans.
  • Or most other home plan modifications you may desire.

    • How much will modifications cost?

    All of our design options and prices are impressively affordable. For a rough cost estimate see our Modification and Pricing Guidelines page. A detailed quote is available for a $50 consultation fee. If you use our service the $50 fee will be applied to the cost of the modifications.

    Our plan modification service is easy to use. Simply:

    1. Register on our site if you haven't already.

    2. Select the home plan that inspires you most. At DreamHomeSource.com, you'll find thousands of home selections. Just click, view and purchase.

    3. Call our friendly representatives toll free at 888-299-5229 to order the $50 consultation, and our easy-to-use customization change form will be sent to you via e-mail or fax.

    4. Complete the form, telling us the changes and revisions that you want our customization specialists to make. A sketch of the modified floor plan to go along with the written request would be helpful.

    5. Fax the completed form 866-444-2571 . We'll even accept faxed floor plans with hand-drawn customization directions.

    6. Our customization specialists will review your design changes to determine whether major or minor modifications are required to maintain the sound structure of your home while rendering the look you want.

    7. Within 24 hours or one (1) business day of receipt of your modification checklist, we'll send you a detailed cost estimate.

    8. After you review and approve the estimate, please return a signed copy with a deposit of 75 percent of the total.

    9. Within three to seven weeks, depending on the nature of the changes, (pending US and Canadian holidays and peak business periods) following approval of any preliminary designs, your plan will be completed. The remaining 25 percent balance is due prior to shipment of your completed drawings.

    10. You will receive either five sets of construction drawings or a reproducible master of your modified design, plus a detailed materials list and any other options you select.

  • About the $50 consultation fee. Plan modification is an interactive service. Our skilled team of designers will guide you through the customization process from start to finish making recommendations, offering ideas and determining the feasibility of your changes. This level of service is offered to ensure the final modified plan meets your expectations. If you use our service the $50 fee will be applied to the cost of the modifications.
  • You may purchase a modification consultation before purchasing the reproducible plan.
  • Plans are drawn to meet national building codes. Modifications may be drawn to particular state or county codes - please ask for a quote when completing the consultation checklist. You may be required to have a local architect or designer review the plans in order to have them comply with your state or county building codes.
  • Cost estimates are valid for 90 calendar days.
