Plan Description

This design option features a Spanish cement tile roof that evokes a Mediterranean flavor. The front door is more-enclosed, which breaks up the otherwise flat front façade. A built-in planter box is a great place to grow flowers to create a more-inviting entrance. Paver tiles make up the walkway from the sidewalk to the front door, while the side fences are made of a natural finished pine.
The One-Car Grarage house plan is a fit for familes with smaller lots, but needs for at least one covered vehicle. This compact design is perfect for suburban and even some urban settings.
The first floor of this home uses it’s open spaces and outside escapes to create a larger than expected feel. The kitchen, dining, and living room have been connected to allow open living and family evenings. Each family member will be able to conduct different activities, while still communicating. This open multi-tasking environment is a useful reflection of today’s lifestyle.
The second floor’s key feature is it’s open on to an expansive roof deck. This indoor\outdoor living concepts takes what could have been a tight upper level, and greatly expands it allowing for barbeques, stargazing, and just hanging out. The master bed and bath leave nothing to be desired and are a great example of efficient luxury.
The simple kitchen layout with the half-bar provides generous cooking and food preparation area. The half-bar makes for an excellent morning breakfast stop before starting the work day. Open shelving, in addition to the generous array of windows, give this kitchen a light, airy feel. The entry-level solid surface countertops, like DuPont’s Simplicity, are a great way to provide a clean sanitary look without breaking the bank. The stainless steel refrigerator comes with a pull-out freezer, which makes accessing your frozen food a breeze.
The double French doors in the dining room offer an opportunity for a patio perfect for outdoor grilling. Exposed wood beams give the ceiling texture and provide a hint of rusticity. The office armoire allows for the everyday functionality of a computer station at the center of the living level but can be closed shut to hide clutter when not in use or when entertaining company.
In the living room, the indentation on the far wall is a great place to locate television, audio equipment, and reading materials. The sectional couches can be arranged in a number of configurations, which provides flexibility to the space to accommodate both formal entertainment and casual, everyday functions.
Energy Features - The ductwork of the HVAC system is located entirely within the conditioned space of the building, which greatly enhances its efficiency over conventional installations. Additionally, a Heat Recovery Ventilator accomplishes two tasks: 1) It ensures healthy indoor air quality by continually expelling old, stale air from within the home and 2) It mediates the thermal properties between the outgoing and incoming airstreams, which further-increases the efficiency of the HVAC system. The simple villa has two options for locating the furnace—one in the attic and one on the ground floor—which accommodates different builders’ preferences. Domestic hot water needs are met by an on-demand, tankless water heater. Building electricity is offset by 2.04kW of solar shingles by Eagle Integrated Solar.

What's Included In This Plan Set

House plans created for Green Living give our customers design options that meet or exceed existing energy standards, while giving options in the realm of cost, style, and environmental commitment. As an example, all Green Living homes are designed to perform 30% to 50% better than prescriptive building code energy performance. The level of home performance depends on the products that you choose.

Each Green Living house plan includes:

  • LEED for Homes Rating System: Guidelines to meet LEED for Homes certification levels of: Certified, Silver, Gold, and Platinum. LEED for Homes is a national, voluntary certification system, developed by national experts and experienced builders, that promotes the design and construction of high-performance green homes and encourages the adoption of sustainable practices by the homebuilding industry. The LEED for Homes Rating System is part of the suite of nationally recognized LEED Green Building Rating Systems administered by USGBC. Like all LEED Rating Systems, it is the market's leadership system, targeting the top 25% of home building practices in terms of environmental responsibility. LEED provides industry resources and tools on how to "green" any new home. With LEED, homebuilders can differentiate their structures as meeting the highest performance measures, and homebuyers can readily identify high quality green homes. LEED provides national consistency in defining the features of a green home, enables builders anywhere in the country to obtain a green rating on their homes, and assures homebuyers of the quality of their purchases, all based on a recognized national brand. Learn more about the LEED® Rating System here.
  • Window shading details: External window shading devices are an effective method for reducing heat gains through windows during Summer. In fact, external shading devices can reduce heat gains by up to 80% if sized and built properly. With this in mind, the founders of Green Living, formerly Free Green, created this page to assist home builders in constructing effective window shading devices. The information we provide includes a zoning map of the United States, zoning charts for proper sizing of shading devices and a variety of shading device styles and materials to suite different tastes and different home designs.
  • General Notes: Typically one sheet of general notes pertinent to the construction of the home
  • Exterior Elevations: A blueprint picture of all four sides showing exterior materials and measurements.
  • Foundation Plan: Drawn to 1/4" scale, this page shows all necessary notations and dimensions including support columns, walls and excavated and unexcavated areas.

  • Framing Plans: Drawn to 1/4" scale. The framing layout is intended to be a suggested layout only. Design loads & weather conditions vary by region.
